A bigger deal than that, 21 units or more, or an unusual property type, isn't really a $30 transaction anyway. Reach out directly: it might turn into a flat conversation, it might turn into something bigger, including a hand in managing it or an equity stake, worked out the same way my other deals already are, attorney paperwork included. If you already own something and just need it managed, that's also worth a conversation here.

What I review: rental-income properties, single units up to small multifamily, priced by size above. Motels and small hotels are in scope too, evaluated primarily as long-term rental conversions, with nightly-rate pricing treated as a possible upside, not the pitch. Every submission, regardless of size, is also subject to my own judgment on whether it's a market and property type I actually know well. If it's not, I'll tell you plainly and refund you in full before doing any work.

One more thing, said plainly: my own buying stays close to home. If you're sending me a deal, odds are good it's not somewhere I'm positioned to buy myself. So what you're getting on the $22/$30 tiers is an honest second set of eyes, not a competing bid.

What you're paying for: I'll personally review the property or portfolio you submit, email you a short sheet, and call you to talk through it. Usually within a few business days, depending on size. This is my own opinion, based on my own experience as an investor, not a licensed appraisal, inspection, legal opinion, or financial advice. You're responsible for your own due diligence before acting on anything we discuss.

Scope and refunds: If your submission is outside what I review, on size, location, or property type, I'll tell you and refund your payment in full before doing any work.

Your information: Your phone number and property details are used only to review your submission and discuss it with you. That's the service you're paying for. I won't add you to any other list without a separate, clear yes from you.
